Arizona Prof Says OK to Walk On Your Mortgage


It’s an interesting article about “strategic default,” walking away from an underwater home mortgage even if you can pay the payments. This Arizona law professor believes that homeowners are being treated differently than businesses, in that a corporation’s board usually encourages walking away from unprofitable loans as a valid business strategy for their shareholders.

He also believes that, if more homeowners would walk away, banks would begin to be more cooperative in writing down balances to erase some or all of their negative equity. If his paper is correct, banks apparently do it routinely for business to keep them in a loan.

Realtor.org has this post about Fannie Mae and closing costs. 3.5% will be paid for the buyer, or an equivalent amount can go into appliances.

Couple that with a Homepath deal, and there’s a foreclosure out there for just about any of your cash-strapped buyers.

How to Tell If You’re Ready to Make a Purchase Offer

How do home buyers know when it’s time to make a purchase offer?



A few years ago, I showed homes in Sacramento to a single woman from the Sierra foothills who wanted to buy her first home. We toured seven or eight on Saturday and met again on Sunday to see another half dozen. When we finished, I asked for her opinion. She was not ready to make a decision. Against my advice, she decided to think about it overnight and promised to call me on Monday.

The following morning, she called to say she wanted to buy the first house we toured in Rosemont, an affordable community in Sacramento County. However, when I checked availability in MLS — as it so often happens — the home had sold the night before.

She did not understand that when she found a home she liked, she should make an offer. But the next home she wanted, she wrote a purchase offer on the spot, balancing the paperwork on the hood of my car. Afterward, I waited for the seller’s agent to show up, and we presented it within minutes, before any other offer had a snowball’s chance in the Mojave of getting accepted

Facebook PPC Real Estate Ads – Who Wants a Vacation?

I’ve been writing about Facebook ads for PPC (pay per click) advertising, and reporting on my results. I’ve created two tutorials here on placing and monitoring a Facebook ad campaign. This little stat may only be interesting to me, but it illustrates a little of the information you can get from Facebook ad reporting.

Facebook ads reports show me the number of clicks by state, and for the two months my ad has been running, two of the three top states are New York and California. Now, I’m not sure if these people just need a vacation home in Taos, NM more than residents of other states, or if they have more money to buy one. The point is that I may want, if this trend continues, to build a couple of ads customized to focus on these two markets for prospects.

But, it probably wouldn’t work to do an ad focused on the California prospect telling them: “Get away from all that bad home price news in CA and buy an over-priced vacation home in the mountains!”

I still have to get the hang of ad scripting.
